MEMBERSHIPS
All property owners within the Heritage Lakes Community are members of the Heritage Lakes Property Owners Association (HLPOA), and as such, are required to pay annual association dues. We also offer Associate Memberships to individuals and families outside of Heritage Lakes. Associate Memberships are limited in quantity with a waiting list sign up made available for interested parties in late March or early April.
The dues collected are used to maintain all of the common areas and infrastructure owned by HLPOA including our marvelous lakes, swimming pool, clubhouse, sports courts, playground area and landscaping.

Remember that our community is run by volunteer homeowners. Please allow at least two weeks for payment processing before your key fobs are activated.

What if I need more time to pay?

What if I pay after Jan 31st?
If you plan on using community facilities – pool, courts, renting the clubhouse) –please make your dues payment in January. Incomplete payments or payment arrangements in progress will not have key fob access to the facilities until full payment is made. This is a procedure HLPOA has adopted to prevent bounced checks/payments.
What do my dues pay for?
Acres of beautiful, manicured grounds, a fishing lake, clubhouse, playground, dual tennis and pickleball courts, volleyball court, nature trail, neighborhood signage, property taxes, community events and of course, our fabulous pool.
What are the late fees?
Late fees are added to your annual fee if not paid before the end of January and accrue as shown below.
February 1 to March 31
Amount due = $625.00
May 1 to June 30
Amount due = $650.00
July 1 to August 31
Amount due = $675.00
Paying on time avoids late fees and liens.

Each year, Associate Memberships become available for joining the Heritage Lakes swimming pool as well as gaining access to other community amenity privileges.

The cost of Associate Membership is $550 (processing fees are added for those who make electronic payments). The year begins when the pool opens in May and will allow members to take advantage of our wonderful amenities this summer and into autumn, winter and next spring. Associate Memberships only include immediate family members living within the same household.
If selected for membership, you will be notified via email and given a deadline to accept and make payment. Additional details on payment processing will be provided at time of invitation to join. If you do not meet the deadline, your position will be given to the next applicant and you will have to reapply for the waiting list.

FOR PROPERTY OWNERS
Heritage Lakes Property Owners Association, Inc. has chosen Community Assocation Management Services (CAMS) to manage our Association beginning in 2024. As a property owner in Heritage Lakes, you should have received login credentials and information from CAMS on their association web portal. Those documents included instructions on how to set up your CAMS account, pay your dues and receive emails from CAMS with relevant information about our HOA .
